  1. There are no set hours

The lifestyle of a landlord is fairly unstructured, as there are not set hours for the job.

Working as a landlord is not the type of job where you start work at nine in the morning, have a one-hour lunch break at noon and finish for the day at five pm. For example, one day you may only work for an hour or so while another you may be at work for 15 hours straight.

Your day’s plans can also change in a matter of minutes. For instance, if, just before you head out for the day, you get a call from a tenant telling you that there is a burst pipe. Then you will need to change your plans to deal with it.

  1. You will have many jobs to do

A landlord doesn’t just do one job, he/she does many different ones.

From a repairman and a debt collector to a negotiator and marketer, a landlord has many different jobs to do. You must be able to adapt easily to various jobs in order to be a successful landlord.

  1. You must be aware of the law

Being a landlord is not as simple as buying a property, doing it up and renting it out. There are also legal requirements that you must adhere to.

For example, there are things you can ask and cannot ask when interviewing potential tenants. There are certain requirements for handling tenant deposits. There are certain safety codes and regulations your properties must meet, such as having fire alarms in place.

  1. You must take out insurance

Although taking out insurance cover on your property is not a legal requirement, it is an absolute must.

  1. You will learn as you go

Being a landlord is the type of career where experience  is the best teacher. The longer you are a landlord for, the more successful you will become.

  1. It is rewarding

There are plenty of struggles and worry that come hand in hand with being a landlord, but it is also an incredibly rewarding career.

Not only is there excellent financial rewards for being a landlord, there is also the reward of being your own boss and building up your own successful business.
